An HVAC company I'd used for years — they installed all three of my units in 2019 — sent their C crew to swap a leaking coil cabinet in my attic. They bumped a 90-degree propane shutoff and left it cracked open a quarter turn. Propane sank into my house for hours. Then they lit a 6,000-degree oxyacetylene torch. Kaboom. Holes blown in the roof of a 6,000 sq ft, 6-bed, 6-bath all-custom home. My life's work. Twenty firefighters, five trucks, 12,000 gallons of water. I was around the corner changing a tire on my parents' Jeep. My kids were with them — the only piece of that day I'm still grateful for. My wife barely got out with the dogs. That house wasn't just where we lived. We all work from home, so it was our HQ too, and it was the in-home therapy space for my oldest daughter, who's mentally disabled. We lost all three in one afternoon. What followed: four and a half years of insurance battles and lawsuits, and just over $3 million to rebuild. Alan Stefek of Aspen Homes / Tightline Construction in Hutto, TX was the second of four builders I interviewed on site. I hired him because he'd owned a stack of COIT franchises and actually understood fire, smoke, water and mold work from the demo side up — and honestly because of the read I got on the man standing in the rubble with me. Best call I made in this entire ordeal. What those years looked like: the carrier would fight us over $15K of framing lumber to raise the attic three vertical feet, then blow a 90-day delay that cost them six figures in additional living expense. Bids expired. Materials were discontinued. Trades got rescheduled and repriced. My marriage ended in the middle of it. Attorney contingency and public adjuster fees took over a million out of the money I needed to finish. Any other builder would have walked. Alan didn't — not at year two, not at year three when we kept running dry waiting on supplements. He fronted hundreds of thousands out of his own pocket to keep crews on site when he was reasonably sure a check was coming, because stopping would have cost me more. He sat in the fight with my public adjuster and my attorneys and pushed like it was his own claim. He'd just met me. My house had burned down. He did not have to do one bit of that. What I'd want to know if I were hiring him: He's honest about price and everything else. You get the number and the details, nothing buried. On a job this long you'll never agree on everything — with him it was low friction every time. He thinks downstream. More than once he told me to scrap something I wanted and put the money somewhere better, or said "this is barely more now and you'll be glad in fifteen years." That cost him margin. He gave it anyway, because he looks at your house the way he'd look at his own. He's results-oriented, not blame-oriented. I brought in a couple of my own subs and one was a disaster. He never threw it in my face. Just — okay, that sucks, how do we fix it and keep moving. He's the right size. Big enough to build a mansion, absorb a sub going under or a workload spike (backups on backups, a lateral move, not a downgrade), small enough that you deal with the owner and his son, not an account rep who forgets your name. He has superintendents, but his boots stay on the ground. And he's still here. A year past move-in, warranty and punch items still surface. He answers. Things get handled. Every time. I've never had service after the sale like it in any industry. Without him I don't know that I'd have my home back. I might have had to fire-sale a burned lot and it would have ruined me.
